Costa Mesa Homes Sales Market for Start of New Year

Costa Mesa, California, home and property owners have been through soft market times recently and are optimistic about next month January 2011.

Some home sellers at Orange County look for Super Bowl Sunday to kick off the big home buying season. 

But this year it’s late … Super Bowl XLV scheduled for Sunday, February 4, 2011, at Cowboys Stadium in Dallas.

January home salesCosta Mesa home selling market has shown pattern of decline during Januarys as compared with prior Decembers.

  • December 2007 saw 31 Costa Mesa homes sold, with average sold price of $606,234.
  • January 2008 saw 26 Costa Mesa homes sold, with average sold at 565,786.
  • December 2008 saw 78 Costa Mesa homes sold, with average sold price of $475,081.
  • January 2009 saw 37 Costa Mesa homes sold, with average sold price of $462,081.
  • December 2009 saw  61 Costa Mesa homes sold, with average sold price of $522,412. 
  • January 2010 saw 32 Costa Mesa homes sold, with average sold price of $436,417.
  • December 2010 has so far seen 30 Costa Mesa homes sold as of December 17, 2010, with average sold price of $511,496.

Based upon that trend, January 2011 homes sales at Costa Mesa could be below December 2010 and will favor the buyers. Costa Mesa homes sold November 2010

November 2010 homes sales market at Costa Mesa saw  40 closed escrows and average sold price of $530,224.

Even though Costa Mesa home and property owners are optimistic about upcoming January 2011 sales market, the pattern is for December to January decline.  That’s as expected and probably because of people being involved with Christmas, families, holidays, and not yet preparing for the home buying season to start.
